Nakuru Contractor Reveals He Spent KSh 1 Million Building 2-Bedroom House Before Final Finishing

A Kenyan building contractor has sparked an online debate after revealing that he spent KSh 1 million constructing a modest two-bedroom house, with several finishing works yet to be completed.

The contractor, operating under the name Rodianya Builders, shared a photograph of the completed structure on Facebook, giving Kenyans a glimpse of the residential project.

In his caption, he disclosed that the amount covered construction up to its current stage but excluded important finishing works such as tiling, painting and glass installations.

“Cool 2-bedroom house. Cost to this far KSh 1 million. Bila tiles na rangi na glass,” he wrote.

His revelation attracted attention from Kenyans, with many questioning whether KSh 1 million was a reasonable amount for a modest two-bedroom house.

Some social media users argued that the contractor could have completed the project at a lower cost through proper budgeting, direct purchases of construction materials and careful management of labour expenses.

Others pointed out that construction costs vary depending on several factors, including the location of the property, foundation requirements, quality of materials, design and labour charges.

The debate also highlighted the growing interest among Kenyans in understanding the actual cost of building affordable family homes, particularly at a time when many people are exploring ways to construct houses within limited budgets.

How Kenyans reacted to the KSh 1 million budget

Several social media users shared their own estimates of what they believed the contractor should have spent on the project.

John Mwangi suggested that the house could have been constructed for approximately KSh 750,000 with proper planning.

Kevin Otieno estimated that KSh 800,000 would be sufficient if the owner purchased materials directly and avoided unnecessary expenses.

Mary Wanjiku offered a different perspective, arguing that the foundation and construction location could significantly influence the final expenditure. She estimated that the project would cost approximately KSh 900,000 before finishing.

Brian Kiptoo suggested a budget of between KSh 650,000 and KSh 700,000 for a simple two-bedroom house, questioning the contractor’s reported expenditure.

Faith Njeri, meanwhile, estimated that KSh 850,000 would be sufficient before tiling, painting and window installations, while acknowledging that material prices could differ depending on the area.

Despite the varying estimates, the discussion raised an important question for prospective homeowners: how much does it actually cost to construct a decent two-bedroom house in Kenya?

The contractor’s disclosure provides a starting point for that conversation, although a detailed breakdown of material quantities, labour charges, foundation expenses and other construction costs would be necessary to establish whether the KSh 1 million expenditure was justified.
