Nairobi Suburbs Post Their Biggest Price Jump in Four Years as Buyers Rush to Prime Estates
Nairobi’s established residential suburbs recorded their fastest quarterly house price growth in four years in the three months ended September 2026. The latest HassConsult Property Price Index says tight supply and falling borrowing costs pushed prices up in prime neighbourhoods.
Average suburban asking prices rose by 2.3 per cent to Sh33.9 million. This was up from 0.9 per cent in the previous quarter and the strongest quarterly increase since September 2022.
Spring Valley led the climb with a 6.8 per cent rise to Sh79.4 million. Westlands followed at 5.9 per cent to Sh64.5 million while Muthaiga gained 5.5 per cent to Sh118.1 million. Karen and Loresho each grew by 5.2 per cent.
The stronger performance comes as credit conditions improve. Central Bank of Kenya data shows commercial bank lending rates fell to 14.4 per cent in September 2026 from 17.2 per cent in November 2024. Private sector credit growth also rose to 10.6 per cent.
HassConsult Co-CEO Sakina Hassanali said lower borrowing costs were creating a supportive environment for property investment. She added that limited housing supply in established suburbs may be adding to the upward pressure on prices.
The rental market also gained strength. Suburban asking rents rose by 2.7 per cent compared with 1.4 per cent in the previous quarter. Loresho led at 6.2 per cent with average monthly rents of Sh338,100. Kitisuru rose by 5.1 per cent while Muthaiga gained 4.5 per cent.
HassConsult linked part of the rental demand in diplomatic areas to the expansion of United Nations operations. It said the gradual relocation of personnel to Nairobi was adding a fresh source of demand.
Satellite towns told a different story. Property prices there fell by 0.6 per cent to Sh14.4 million for the second straight quarter. Ngong dropped by 1.2 per cent while Ongata Rongai and Juja also recorded declines.
