Total Amount of Money Eastleigh Building Owners Have Been Earning Despite Ongoing Construction

Eastleigh has developed into one of Nairobi’s leading commercial centres, attracting traders, shoppers and investors from different parts of Kenya. Its growing skyline features modern shopping malls, business plazas and wholesale outlets owned or associated with private companies and prominent businesspeople.

One of the district’s notable developments is Business Bay Square, popularly known as BBS Mall. The approximately 130,000-square-metre complex reportedly cost KSh 25 billion and opened in 2023. Media reports have associated the project with Ten Commodities Wholesalers Ltd, whose leadership has included Abdiwali Mohamed Hassan and Maalim Weli.

Comesa Mall is another major commercial property in Eastleigh. The shopping centre accommodates numerous businesses and has been linked to businessman Ibrahim Noor Hillowly through Darasa Investments Ltd. The mall has also attracted public attention because of a high-profile dispute involving the Kenya Revenue Authority.

Other prominent developments include Yare Plaza, Yare Towers and Yare Business Park, which have been associated with businessman Ahmed Abdullahi Yare. Meanwhile, court proceedings have identified Abdi Mohamed Ali in connection with Mega Shopping Mall in a dispute involving approximately KSh 296 million.

Eastleigh Mall has also featured in reports linking the property to Ambassador Mohamed Mohamud and business partners. Proceedings involving the Assets Recovery Agency and the KRA have brought attention to allegations of tax evasion, which must be distinguished from proven wrongdoing.

Elsewhere, Hong Kong Shopping Mall and Bangkok Shopping Mall have been reported to involve multiple co-owners. Madina Mall has been linked to Al-Bushra Properties Ltd and Faisal Guhad, while Amal Plaza has been associated with the Amal Group of Companies.

Despite their impressive valuations, the actual earnings of these properties remain difficult to establish without verified financial statements. Rental income, occupancy levels, maintenance costs, taxes and loans all influence profitability.

Prospective investors and tenants should therefore examine company records, land ownership documents and relevant court proceedings before making major commercial property commitments.
