Cement Prices Drop Again as CIMAF Adjusts Market Rates

Consumers and stakeholders in Ghana’s construction industry have received some relief following another reduction in cement prices, with leading manufacturer CIMAF introducing lower prices across several of its products.

Under the latest pricing arrangement, a 50kg bag of CIMAF Foreman cement is selling for GH¢72, while CIMAF 32.5 is priced at GH¢74. The higher-strength CIMAF 42.5R, which is commonly used for more demanding construction work, is currently going for GH¢98 per bag.

The reductions come after months of elevated cement prices that increased the financial burden on contractors, developers and individuals undertaking construction projects. The latest adjustment could therefore provide some relief to consumers facing rising building costs.

Industry observers have attributed the decline to factors such as improved supply, increased competition among manufacturers and possible reductions in production and distribution expenses. Since cement is one of the most important materials used in construction, changes in its price can have a significant effect on the overall cost of housing and infrastructure projects.

Contractors and other industry participants have welcomed the development, saying cheaper cement could encourage more construction activity and make it easier for some stalled projects to resume. Individuals building homes may also benefit from the reduction, particularly because cement accounts for a substantial portion of basic construction expenses.

Lower material costs could further support employment and economic activity if developers are able to proceed with projects that had previously been delayed because of high input prices. The reduction may also contribute to efforts to make housing construction more affordable.
