Protect your home this summer: expert checklist to avoid insurance claim rejections

This summer season, South Africans are gearing up for holidays, outdoor gatherings, and much-needed downtime. But while many prepare for festive fun, few consider the potential risks warmer months bring from storm damage and burst geysers to power surges and pest infestations. A few simple checks before heading off on holiday can help homeowners avoid costly surprises later.

Summer also means heightened risks for homes with storm damage, electrical faults, and opportunistic burglaries being the main culprits.

Summer is the perfect season to check your home from top to bottom. Fixing leaks, clearing gutters, trimming overhanging branches, and removing dead shrubs may seem small, but these tasks prevent serious damage, reduce fire risks, and keep your insurance valid.

The statistics back this up. In 2024, household contents insurance claims saw an 18% rise in rejections linked to poor maintenance. Damage caused by natural events contributed to 40% of complaints submitted to the National Financial Ombud Scheme, while claims rejected for wear and tear increased by 7% compared with 2023[1]. This is according to the latest annual report of the National Financial Ombud Scheme (NFO).

So many homeowners are shocked to discover that neglecting upkeep can lead to claim denial under wear-and-tear exclusions.

Summer loving, but make sure you are protected

Although we love the sunshine and long days that come with summer, the season also brings heatwaves, storms, and empty houses – putting properties at risk. Heavy rains expose existing leaks, blocked gutters, and weak drainage systems, often leading to water damage that goes unnoticed until it is too late. At the same time, electrical systems can spark fires that can quickly burn and cause destruction. Not to mention, if your home is empty, it could also attract thieves.

Insurance covers the financial loss, but it doesn’t replace a homeowner’s responsibility to maintain their property. Assessors check for upkeep when reviewing claims. If your home isn’t in good condition, your claim could be denied, even if you thought you were covered.

The holiday maintenance checklist you can’t skip

If you are heading out on holiday or just want to soak up the summer within driving distance, don’t leave your home unprotected. Before you set off, take these few practical steps:

  1. Roof and gutters: Clear debris, inspect for loose tiles or rusted sheeting, and fix damage before storms arrive.
  2. Electrical safety: Ensure all installations are compliant and professionally maintained. Test backup power systems to keep alarms and safety devices running during outages.
  3. Plumbing and water points: Check for leaks under sinks, around geysers, and outside pipes. Turning off the main water supply before leaving can prevent flooding.
  4. Garden maintenance: Trim trees and shrubs to reduce storm damage risk and improve visibility for neighbours or security patrols.
  5. Security systems: Test alarms, cameras, and electric fencing. Replace old batteries and consider a professional check-up. Even small lapses can impact insurance cover.
  6. Home appearance: Timers for lights, collecting mail, and simple curtain adjustments make homes appear occupied.
  7. Plan for emergencies: Keep contacts for plumbers, electricians, locksmiths, and emergency services at hand. Make sure you know who to call in any particular emergency. Sibeko says your insurer should also have safety mechanisms like call centres and emergency response systems to tap into.

Maintenance is ownership

With more South Africans investing in property, upkeep has never been more critical. A roof that hasn’t been serviced or an alarm that isn’t working could result in a rejected claim. Taking responsibility for your property is part of being an empowered homeowner.

It only takes a few proactive steps before diving into the festive break. If you apply regular maintenance and update your insurance cover, you can put your feet up knowing your home is protected, and therefore, so are you.

Safety isn’t complicated. Small, steady steps safeguard your home, your things, and the people you cherish the most. A peaceful holiday begins with peace of mind, and nothing spreads festive joy like being prepared and returning home without worries, ready for the year ahead.
