Cape Town’s Most Expensive Suburb Where a Four Bedroom Home Costs Nearly R60 Million
Clifton, one of Cape Town’s most exclusive coastal suburbs, has become a symbol of South Africa’s luxury property market with the average asking price of a four bedroom property reaching nearly R60 million.
Situated along the Atlantic Seaboard between Bantry Bay and Camps Bay, Clifton is known for its pristine beaches, spectacular ocean views and high end residential properties.
According to an analysis by Codera Analytics’ Riaan Grobler, Clifton has the highest estimated residential property prices among the selected South African suburbs across the bedroom categories examined. The findings were reported by Daily Investor on 26 October 2026.
The analysis highlights the substantial price differences between Clifton and other sought-after residential areas in Cape Town.
Average estimated prices in Clifton are approximately:
These estimates illustrate the premium buyers pay for properties in this sought-after coastal location.
The figures are estimates of average property prices by bedroom category, rather than guaranteed selling prices for every home. Individual properties can sell for considerably more or less depending on their location, size, condition and views.
Clifton’s appeal is closely linked to its coastal setting and limited space for new development.
The suburb sits beneath Lion’s Head, overlooking the Atlantic Ocean. Its four beaches are separated by large granite boulders and are relatively sheltered from Cape Town’s strong south-easterly winds.
Many properties offer direct ocean views, while some homes sit just above the beaches. The area includes modern luxury villas, renovated bungalows and premium apartments.
The limited availability of properties in such a sought-after location also contributes to prices. Buyers looking for beachfront homes have relatively few opportunities to acquire property in Clifton.
The suburb is also close to Camps Bay’s restaurants and entertainment venues, while the V&A Waterfront provides access to high end retail, restaurants and other amenities.
The high estimated prices are supported by other indicators of demand in the area.
According to Lightstone statistics cited in earlier reporting, Clifton’s median sectional-title sale price reached R31.17 million between January and May 2026. That was 64.1% above the previous median high of R19 million recorded in 2020.
Sectional-title properties include apartments and other units within shared developments.
Property market specialists have also reported strong demand for premium homes across Cape Town’s Atlantic Seaboard, including Clifton, Camps Bay, Fresnaye and Bantry Bay.
Limited supply and interest from wealthy local and international buyers have helped sustain activity in the upper end of the market.
However, high asking prices do not mean every property sells at its advertised price, and individual transactions can vary significantly.
Clifton is not the only expensive residential area along Cape Town’s Atlantic Seaboard.
Bantry Bay and Camps Bay also attract affluent buyers seeking luxury homes, coastal views and access to the city’s lifestyle amenities.
However, the Codera Analytics estimates cited by Daily Investor put four-bedroom properties in these two suburbs at around R30 million roughly half the estimated price for a comparable bedroom category in Clifton.
The comparison highlights the premium associated with Clifton’s location and limited property supply.
With a four bedroom property estimated to cost nearly R60 million, Clifton sits firmly within South Africa’s ultra luxury housing market.
For most households, such prices are far removed from the typical residential property market. Buyers at this level generally need substantial assets, significant income or considerable existing equity to finance a purchase.
Clifton’s prices also underline the contrast between Cape Town’s premium coastal property market and the affordability challenges facing many South Africa.
Clifton remains one of South Africa’s most exclusive property locations. Its beaches, ocean views, limited supply and continued demand help explain why the estimated average price of a four-bedroom property has approached R60 million, placing the suburb among the country’s most expensive residential addresses.
