Kenyans Can Now Bid for Eldoret Affordable Housing Shops Starting at KSh 900,000

Kenyans seeking to invest in commercial property have received a new opportunity following the opening of shop bidding at the Pioneer Affordable Housing Project in Eldoret, Uasin Gishu County. The shops are available at starting prices of KSh 900,000, giving interested buyers a chance to explore business investment opportunities within the housing development.

The project is part of the government’s affordable housing programme, which aims to increase access to decent homes while supporting economic activities in growing urban areas. By including commercial spaces, the development could also provide opportunities for entrepreneurs who want to establish businesses close to residential communities.

The starting price of KSh 900,000 is likely to attract attention from small-scale investors and business people looking for commercial property at a relatively accessible entry price. However, interested buyers should confirm the available shop sizes, final prices and bidding requirements before making financial commitments.

The Affordable Housing Board has invited eligible individuals and businesses to submit bids for the shops. The commercial units are spread across seven blocks, identified as A, C, G, H, L, M and N. In total, 87 shops are listed for sale under the tender.

According to the published tender details, shop prices vary depending on the unit. Some are listed at KSh 900,000, while others cost KSh 1 million, KSh 1.1 million, KSh 1.3 million and KSh 1.7 million. These are reserve prices, meaning interested buyers must follow the bidding process before a sale is confirmed.

Interested bidders can obtain tender documents free of charge through the Affordable Housing Board’s website and the government tenders portal. Sealed bids must be submitted to the Tender Box on the 21st floor of Prism Towers along Third Ngong Avenue in Nairobi.

The deadline for submitting bids is November 10, 2026, at 11am, with the opening of tenders scheduled immediately afterwards. Applicants should read the official tender documents carefully to understand the requirements before submitting their proposals.

The Pioneer Affordable Housing Project was officially opened by President William Ruto on October 18, 2026. The development includes 2,157 housing units, shops, a kindergarten, playgrounds, green spaces, a clubhouse and a swimming pool.

The sale of commercial spaces is expected to create opportunities for business owners seeking premises within a residential estate. However, prospective buyers should confirm all conditions directly with the Affordable Housing Board before committing their money.
