Munaka Muthambi Reveals 9 Steps She Took to Buy Her First R1.6 Million Sandton Property

South African content creator and television presenter Munaka Muthambi has inspired social media users after sharing how she purchased her first property in Sandton while working as a self-employed content creator.

Munaka, who is known for her work on Selimathunzi, took to TikTok on 27 October 2026 to explain the process behind becoming a homeowner. In a step-by-step video, she revealed the challenges she faced while securing a home loan and offered practical advice to other aspiring property owners.

The content creator, who uses the TikTok handle @mooo.nakaa, explained how she navigated the property market, negotiated the purchase price and eventually secured financing for her investment.

Munaka explained that she knew what she wanted from the beginning: an Airbnb property in Sandton.

The unit was initially listed for R1.7 million, but she negotiated with the seller and managed to bring the price down to R1.6 million before signing the offer to purchase.

However, securing a home loan proved to be one of the most challenging parts of the process.

As a self-employed content creator, Munaka found that obtaining financing was not as straightforward as she had hoped. She revealed that one bank required a deposit of R600,000 before it would consider financing the remaining amount.

She approached several financial institutions, including FNB, Absa, Nedbank and Standard Bank, in search of a suitable home loan.

According to Munaka, FNB was the only bank that approved her home loan, allowing her to proceed with the purchase.

Drawing from her experience, Munaka encouraged other self-employed South Africans to get their finances in order before applying for a home loan.

She advised aspiring homeowners to pay themselves a consistent salary, maintain accurate financial records and ensure that their tax affairs are up to date.

The content creator also highlighted additional expenses that first-time buyers should consider when budgeting for a property.

These include transfer costs, registration fees and monthly levies, which can add significantly to the overall cost of homeownership.

Munaka purchased a sectional title unit, meaning she contributes towards a body corporate responsible for maintaining shared facilities and communal areas.

She advised prospective buyers to request a levy statement from a neighbour before committing to a property. This can help them understand the monthly expenses associated with the unit and avoid unexpected costs after moving in.

Despite the challenges, Munaka’s property journey has had a positive outcome. She revealed that she has since become an Airbnb Superhost and promised to share more details about how she furnished the apartment in a follow-up video.

Munaka’s video attracted attention from South Africans, with many praising her for sharing practical information about purchasing property while self-employed.

One TikTok user, @unknown._tina, commented: “Why does it sound so complicated.”

Another user, @Buhlale|SnatchedRytDistributor, praised the content creator, writing: “I knew I wasn’t following you for no reason!! Such a smart girlie.”

Munaka’s experience has highlighted some of the hurdles that self-employed individuals can face when applying for home loans, while offering aspiring homeowners insight into the importance of financial preparation and understanding the additional costs of buying property.
