Inside Eastleigh’s Billion-Shilling Empire: The Powerful Owners Behind Nairobi’s Biggest Malls

Nairobi’s Eastleigh has long been known for its bustling streets, wholesale businesses and vibrant trading culture.

But beyond the crowded shops and busy roads lies a powerful commercial property market that has transformed the neighbourhood into one of Kenya’s most valuable retail destinations.

According to a recent report by TUKO.co.ke, Eastleigh is home to more than 20 major malls and plazas, with billions of shillings invested in commercial real estate.

The scale of development has turned the area into a magnet for traders, shoppers and investors from across Kenya and beyond.

Among the most prominent developments is BBS Mall, also known as Business Bay Square.

The approximately 130,000-square-metre complex reportedly cost about KSh25 billion and opened its doors in 2023.

TUKO reports that the project has been publicly linked to Ten Commodities Wholesalers Ltd, although the precise beneficial ownership structure has not been independently verified.

Comesa Mall is another major landmark, hosting hundreds of businesses and attracting significant commercial activity.

It has been publicly associated with businessman Ibrahim Noor Hillowly through Darasa Investments Ltd.

The property has also featured in disputes involving tax compliance, highlighting the increasingly complex relationship between Eastleigh’s booming property market and regulatory authorities.

Other developments mentioned in the report include Yare Plaza, Yare Towers, Yare Business Park, Eastleigh Mall, Mega Shopping Mall, Hong Kong Shopping Mall, Bangkok Shopping Mall, Madina Mall and Amal Plaza.

Their ownership structures vary, with some properties reportedly controlled through companies, family arrangements or co-ownership agreements.

This approach has helped investors pool resources and finance large developments in a rapidly growing commercial district.

However, it can also make it difficult for outsiders to establish who ultimately controls particular properties.

The issue has gained additional attention following the collapse of an 18-storey building in Eastleigh, which prompted scrutiny of construction regulation, registration and oversight systems.

TUKO reported that investigators were examining whether compliance and supervision mechanisms had failed.

Eastleigh’s remarkable transformation therefore represents two sides of Nairobi’s property story: extraordinary private investment on one hand, and growing demands for transparency, safety and regulatory accountability on the other.

As the district continues expanding, its malls and plazas will remain symbols of the entrepreneurial power that has made Eastleigh one of Nairobi’s most important commercial hubs.
