Gupta mansions with indoor pool and cricket pitch sell for millions less than their valuations

Three properties linked to the Gupta family in Johannesburg’s prestigious Saxonwold suburb have been sold for a combined R34.5 million, bringing a significant chapter in the controversial business empire’s South African property holdings to a close.

The properties, associated with brothers Ajay, Atul and Rajesh Gupta, were put up for sale through Park Village Auctions following years of legal disputes involving Gupta linked company Confident Concept.

The homes attracted considerable attention because of their extravagant features and their association with the state capture scandal that dominated South African politics during former president Jacob Zuma’s administration.

According to reporting by The Citizen and Newsday, the three properties fetched R34.5 million, including the buyer’s commission and VAT. This was substantially below their combined pre-sale valuation of R64.5 million.

The properties at 3, 5 and 7 Saxonwold Drive differ considerably in size, layout and facilities.

The most striking features were found in the larger residences, which had been designed with extensive entertainment areas and accommodation facilities.

The eight bedroom mansion at 5 Saxonwold Drive includes an indoor swimming pool, a rooftop patio, five en-suite bathrooms and staff accommodation. The three storey property occupies a site measuring approximately 4,207 square metres.

The larger building at 7 Saxonwold Drive features 17 en-suite bedrooms, a cinema lounge, a beauty salon and a grand entrance foyer. Its hotel-like layout made it one of the most unusual properties in the compound.

The third property, at 3 Saxonwold Drive, is a more conventional single-storey house with three bedrooms, a garage and staff accommodation.

The compound has also been associated with a mini cricket pitch, adding to the range of leisure facilities linked to the properties.

Before the sale, the three properties had a combined municipal valuation of approximately R64.5 million.

The final combined sale price of R34.5 million represented a discount of about 46% against that valuation.

The difference between municipal valuations and selling prices illustrates that a property’s valuation does not necessarily reflect the amount a buyer will pay. The condition of the buildings, maintenance requirements, operating costs and the circumstances of a sale can all affect demand.

The Saxonwold homes became nationally known during the state capture investigations, with evidence presented to the Zondo Commission drawing attention to meetings held at the compound involving prominent political figures and business executives.

Former deputy finance minister Mcebisi Jonas testified that he was offered the position of finance minister during a meeting associated with the Gupta family. The homes subsequently became symbols of the family’s influence and the broader allegations of state capture.

The properties belonged to Confident Concept, a Gupta linked company that entered business rescue. Their disposal formed part of efforts to realise assets and repay creditors after years of legal proceedings.

The sale marked an important development in the effort to resolve the company’s property-related financial affairs.

Although the mansions attracted attention for their luxurious features, their eventual sale also highlighted the financial consequences of prolonged litigation, business distress and the challenge of finding buyers for high-value properties with complicated histories.

For South Africa’s property market, the case demonstrates that even large homes in sought after suburbs can sell well below their municipal valuations when market conditions and the circumstances surrounding a property affect buyer demand.
