He also urged stakeholders in the housing sector to adopt flexible payment arrangements to make homeownership more accessible, particularly in urban centres, where the high cost of housing remains a major challenge.

Adebayo, the general manager of MGE Realty Limited, said reliable electricity, efficient sewage systems, access roads, adequate parking spaces and effective security arrangements should be considered essential components of residential developments.

He said residents who commit substantial financial resources to acquiring homes should have access to facilities that support their safety, comfort and daily needs.

The expert also advocated the provision of green spaces and other basic amenities to promote healthier and more comfortable living environments within residential estates.

On housing affordability, Adebayo said flexible payment arrangements that allow prospective homeowners to spread the cost of property acquisition over an agreed-upon period could ease the financial burden of purchasing homes.

He spoke regarding the delivery of Esther Court, a residential development in Sabon Lugbe, Abuja, undertaken by MGE Realty Limited in partnership with Grandbricks Engineering Limited.

Adebayo said the development comprised 18 units of three-bedroom terraced apartments on approximately 3,460 square metres of land.

He said the project commenced in 2024 and was located off the Abuja Airport Road in Sabon Lugbe.

The expert’s call comes amid persistent concerns about housing affordability and the need for residential developments to provide infrastructure that meets occupants’ expectations and needs.

Adequate provision and maintenance of essential facilities remain important considerations for prospective homeowners, as the quality of infrastructure within residential estates can affect residents’ welfare and the long-term liveability of their communities.
