Parts of the Cape Flats are becoming so safe, they’re safer than historically affluent parts of the city.

Crime in two of these three police precincts has been declining.

However, one precinct is one of the safest in Cape Town.

Strandfontein has a 3.42% crime rate, placing it on par with a handful of Cape Town’s safest suburbs.

The crime rate also makes it safer than the City of Cape Town’s (CoCT) 5.11% crime rate.

Besides being safer than the CoCT, the area has bucked the trend of the Mitchells Plain police precinct, which recorded the second-most crimes in the city.

According to the South African Police Service (SAPS), the Mitchells Plain police precinct recorded 3 506 crimes in the three months ending June 2026.

That’s up 3.4% from the same time a year before.

In Lentegeur, which includes Mandalay, crime dropped 5.1%.

The police precinct reported 1 500 crimes in the three months.

Crime in the area dropped 10.9% between April-June 2026 and April-June 2025.

In these three months, the police precinct reported 188 crimes. The year before, the precinct recorded 211 crimes.

Of these, the most commonly reported crime in the suburb is drug-related.

However, only 46 such incidents were reported between April and June.

Common assault is the next most common crime.

According to the SAPS data, 27 such crimes were recorded in the first quarter.

Beyond the crime rate, which takes into account census data, Strandfontein police precinct recorded among the fewest crimes in Cape Town.

In the first quarter, only five police precincts reported fewer crimes than Strandfontein.

Part of the crime reduction can be linked to the area’s active neighbourhood watch.

The neighbourhood watch relies on volunteer active patrols and a WhatsApp group to monitor the suburb.

These safety initiatives have positively impacted property values.

The area was one of the first in Mitchells Plain to surpass an average sale price of R900 000, beating other affluent areas like Westgate.

Strandfontein achieved this in 2020; Westgate surpassed the number in 2021.

While crime stats approach record lows, Strandfontein property prices are the highest they’ve ever been.

Among the 127 sales recorded by the Western Cape Deeds Office this year, the average sale price is R1.35 million.

Strandfontein property is also more affordable than other police precincts with similar crime stats.

In Melkbosstrand, for example, the average sale price is R5.2 million.

In Kommetjie, part of the Ocean View police precinct, homes sell for R5.75 million on average.
