Hollywood’s most famous house which was the setting for iconic photo struggles to find an owner despite $5m being slashed from price: ‘It’s a pair of golden handcuffs’

A famous Hollywood home has struggled to find a new owner despite recently slashing up to $5 million from its high-end selling price.
The Stahl House, one of Hollywood’s most famous homes, has sat on the market unsold for an entire year with its previous asking price set at $25 million. When no offers were finalized, the owners slashed the price to $20 million in April.
‘After 65 years, our family has made the heartfelt and very difficult decision to place the Stahl House on the market. This home has been the center of our lives for decades, but as we’ve gotten older, it has become increasingly challenging to care for it with the attention and energy it so richly deserves,’ Stahl House representatives wrote in a Facebook statement.
Pierre Koenig, an American architect, created the home for Buck and Carlotta Stahl in 1960. It spans across up to 2,300sq ft with distinct steel‑frames, towering glass‑walls and a minimalist style.
The Los Angeles home, also known as Case Study #22, has been iconic for its feature in Julius Shulman’s 1960s black-and-white photo of two women conversing in the living room.
Following the death of Buck Stahl in 2005, the home remained unoccupied until 2007, while occasionally opening for tours to grow its public reputation.
According to the LA Times, when the house was originally placed on the market, experts assumed there would be a long line of buyers waiting to purchase the one-of-a kind space.
‘It’s impossible to put a price on fame. With the exception of billionaires who buy properties as collector’s items, most people are buying a home as a place to live,’ a real estate agent Mike Deasy, told the outlet.
‘It’s hard to take a house’s history of architectural prominence and translate that into dollars,’ another real estate agent, Ed Reilly, told the outlet.
Reilly explained that minimalist properties aren’t suited for every buyer as the specific floor plans aren’t ‘livable’ compared to modern homes.
Brett Parsons, a Craig Strong Group real estate agent, explained to the outlet that he typically utilized a strategy of asking a broker for their opinion before setting a price. Then he suggested a slightly lower price, which prompted multiple offers and possible bidding wars.
‘I have a mantra: Pricing lower gets you higher. It’s a pair of golden handcuffs. A very expensive mistress who needs constant attention,’ Parsons told LA Times.
Deasy has had years of past experience selling famous houses such as his sale of Frank Lloyd Wright’s Samuel Freeman House.
The sale was an example of how an iconic home with rich architectural history could struggle on the market due to preservation concerns and high expectations.
When the Samuel Freeman home was bought, critics questioned the conditions of the redwood deck and if wild animals were living inside. The All Right Now Foundation, a non-profit who bought the home, had to refute those claims and settle the backlash surrounding how it maintained the home’s iconic features.
‘It is profoundly important to us that the new owner honor the legacy of our parents, Buck and Carlotta, respect Pierre Koenig’s vision, and be committed to protecting the house today and far into the future,’ a Stahl House spokesperson wrote in a social media post.
While remaining in the Stahl family for over 60 years, the famous architecture has also been featured in The Marrying Man and Nurse Betty, as it has become a Los Angeles status symbol.
‘Welcoming visitors from around the world, sharing stories, and watching people experience the magic of this house for the first time has been deeply meaningful,’ Stahl House representatives wrote.
‘They have allowed us to keep our parents’ spirit alive in the place they built together,’ they wrote.
