{"id":416896,"date":"2011-05-04T05:10:29","date_gmt":"2011-05-04T05:10:29","guid":{"rendered":"http:\/\/www.ghanamma.net\/2011\/05\/04\/house-prices-in-uk-drop-0-2-in-april\/"},"modified":"2011-05-04T05:10:29","modified_gmt":"2011-05-04T05:10:29","slug":"house-prices-in-uk-drop-0-2-in-april","status":"publish","type":"post","link":"https:\/\/www.ghanamma.com\/2011\/05\/04\/house-prices-in-uk-drop-0-2-in-april\/","title":{"rendered":"House prices in UK drop 0.2% in April"},"content":{"rendered":"<div readability=\"93.5705073087\">\n<p>You Are Here: <a href=\"http:\/\/www.ghanabusinessnews.com\">Home<\/a> \u00bb <a href=\"http:\/\/www.ghanabusinessnews.com\/category\/africa-international\/\" title=\"View all posts in Africa\/International\" rel=\"category tag\">Africa\/International<\/a> \u00bb House prices in UK drop 0.2% in April<\/p>\n<div>\n<p><span>Page last updated at Wednesday, May 4, 2011 5:05 AM \/\/ <\/span><\/div>\n<p><a href=\"http:\/\/www.ghanabusinessnews.com\/wp-content\/uploads\/2009\/02\/mortgage.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-full wp-image-5310\" title=\"mortgage\" src=\"http:\/\/www.ghanabusinessnews.com\/wp-content\/uploads\/2009\/02\/mortgage.jpg\" alt=\"\" width=\"242\" height=\"210\" \/><\/a>House prices resumed their downward trend during April as the property market remained volatile, new figures show.<\/p>\n<p>The average home lost 0.2% of its value during the month, leaving it costing \u00a3165,609, according to Nationwide Building Society.<\/p>\n<p>The fall follows two consecutive months during which prices have risen, although property values have dropped in three of the previous six months, while they have increased during three of them, showing the current unsettled state of the market.<\/p>\n<p>Robert Gardner, Nationwide\u2019s chief economist, said: \u201cIt is not unusual to see a pattern of modest monthly increases and decreases when the market is fairly static, as has been the case since last summer.\u201d<\/p>\n<p>But he added that there was little evidence to suggest that house price falls would accelerate in the coming months, despite the fragile state of the economy.<\/p>\n<p>Instead, he said the economic recovery was expected to gain momentum, and despite households\u2019 budgets remaining under pressure, low interest rates and an improving labour market should help to provide support for housing demand.<\/p>\n<p>He said: \u201cNevertheless, a strong rebound in the market remains unlikely, as the recovery is still expected to remain modest by historic standards. In our view, the most likely outcome is that house prices will continue to move sideways or drift modestly lower through 2011.\u201d<\/p>\n<p>The latest monthly drop left house prices 1.3% lower than they were in April 2010, the biggest year-on-year decline since January.<\/p>\n<p>But the quarter-on-quarter change, which is often seen as a smoother indicator of market trends, showed a 0.6% rise during the three months to the end of April, the highest level since July last year.<\/p>\n<p>Figures released by the British Bankers\u2019 Association last week showed that the number of mortgages approved for house purchase had risen to an eight-month high during March, as activity in the property market showed signs of picking up.
